Pick the tier that matches your business. Each package is designed with a specific client type in mind — not a template swap.
Final pricing depends on pages, features, and how custom you want the build. Text your business type and timeline and Charlie will recommend the right route.

The Pro Site is built specifically for real estate. Strong branding, lead capture, featured listings, and the trust signals buyers and sellers actually look for.

I'm a freelance web designer based in San Diego, CA. I specialize in building websites for restaurants, real estate agents, home service businesses, and local brands that want a professional online presence without the agency price tag.
Every site I build is custom — not a template swap. I focus on clean design, fast load times, and layouts that convert visitors into customers. You get same-day replies and a direct line to the person actually building your site.
Text or call Charlie directly — same-day replies. Tell me your business type, the vibe you want, and your timeline.

This is an agreement between Reed Web Studio (owned and operated by Charlie Reed, based in San Diego, CA) and you, the person or business hiring him. Paying a deposit or filling out the intake form means you've read this and agreed to it.
Charlie builds you a website based on the package you picked — Starter, Pro, Business, or Custom. What's included is whatever was agreed to before work started, in writing (text or email). Anything outside that scope is a separate conversation and may cost extra.
A deposit is due before work starts. Once Charlie starts building, that deposit is gone — there are no refunds. This isn't a product you can return. A website is custom work. Once it's built, it's built for you.
The remaining balance is due when the site is done, before it goes live or gets handed over. All payments go through Stripe. If the balance isn't paid within 14 days of completion, the site may be taken down until it is.
The annual management plan ($100/yr) covers web hosting, email hosting, Supabase, and maintenance. It renews each year. Cancel it with 30 days notice before the renewal date.
Web design is a service, not a product. Charlie can't take a website back. Once work has started, there are no refunds on any amount paid. If you're not happy with something, the right move is to communicate that during the review period so it can be fixed, not to request your money back after the fact.
Standard packages are done in under 5 business days from when Charlie has everything he needs — your logo, photos, copy, and any other content. The clock doesn't start until the deposit clears and all materials are in. If you're slow to respond or send things late, that's on you, not Charlie.
You get reasonable revisions within 14 days of delivery. That means tweaks to what was already built — changing a color, swapping a photo, rewriting a section. It doesn't mean redesigning the whole thing or adding pages that weren't in the original scope. If a request is out of scope, Charlie will quote it separately.
You need to send Charlie what he needs to build the site — your actual content, photos you own, and accurate information about your business. Don't send him something you don't have the rights to use. If you give him bad content and the site goes live with it, that's your problem, not his. Keep your login credentials secure. Charlie isn't responsible for unauthorized access if you share your password with the wrong person.
Once you've paid in full, the site is yours. Charlie keeps the right to show it in his portfolio unless you ask him not to in writing. Any third-party tools or assets used in the build — fonts, plugins, stock images — are still subject to their own licenses. You take on responsibility for those after handoff.
Charlie isn't responsible if your site goes down, loses data, or costs you business for any reason outside his control. If something is his fault, the most you can claim back is what you paid him for that project.
Either side can cancel with written notice. If you cancel after work has started, the deposit stays with Charlie. If Charlie cancels for reasons that have nothing to do with you, you get your deposit back.
